Your Second Home Starts Here
MM2H gives you a long-stay visa in Malaysia — whether you are relocating, retiring or investing. I help you understand which tier you qualify for, then find a property that meets the requirement and actually suits how you want to live.
Talk to me about MM2H

What is MM2H?
MM2H is a government-backed long-stay visa. Rather than renewing a short tourist pass again and again, you hold a multiple-entry pass valid for years at a time, with the option to bring your family with you.
It is not permanent residence and it is not citizenship. What it gives you is time — enough to settle properly, put children into school, and own a home in the country rather than renting indefinitely.
Why Foreign Buyers Look at Malaysia
Long-Term Residency
A multiple-entry pass valid for years at a stretch, so you can come and go without reapplying each time.
Property Ownership
Buy residential property in your own name, subject to the minimum purchase price set for foreigners.
Cost of Living
Private healthcare, international schools and daily living cost a fraction of Singapore, Hong Kong or Australia.
Bring Your Family
Your spouse, children under 21 and parents over 60 can be included on your application as dependants.
Tax Treatment
Malaysia levies no inheritance tax, and foreign-sourced income brought in is generally not taxed for individuals.
Terms & Conditions
Every applicant is assessed on the same set of criteria. The thresholds differ by tier — the table further down shows the exact figures.
Step-by-Step MM2H Process
- 1
Pre-Eligibility Assessment
We go through your finances and what you actually want out of the move, and work out which tier fits — before you spend anything.
- 2
Document Collection
Certified passport copy, three months of bank statements, proof of income, a medical report, and the personal bond required for the visa.
- 3
Submission via Licensed Agent
Applications must go through a licensed MM2H agent. I introduce you to one I trust and stay involved throughout.
- 4
Conditional Approval
Once approved in principle, you place the fixed deposit and complete the remaining conditions for your tier.
- 5
Visa Endorsement
Your pass is endorsed in your passport. From here you can open accounts, enrol children and complete a property purchase.
The Three MM2H Tiers
The programme is split into Platinum, Gold and Silver, each with its own financial thresholds and privileges.

Key Differences
Platinum
The longest pass at 20 years, the only tier that permits a live-in maid, and the highest financial commitment.
Gold
A 15-year pass with mid-range requirements — the usual choice for families settling long term.
Silver
The lowest entry point at a 5-year pass, with the most accessible deposit and property thresholds.
Figures change — always confirm before you commit
MM2H financial thresholds have been revised several times, and the minimum price a foreigner may pay for a property is set separately by each state. Message me for the figures that apply to your tier and your target state today, and I will confirm them against the current official guidelines before you commit to anything.
How I Help MM2H Buyers
Projects that clear the threshold
I only show you projects that sit above the foreign-purchase minimum for that state, so nothing falls through at the approval stage.
Foreign-buyer friendly developers
Some developers handle foreign purchases routinely; others do not. I steer you towards the ones with the paperwork already in place.
Remote viewing & video walkthroughs
If you are not in Malaysia yet, I will walk the show unit and the actual site on video so you see it properly before deciding.
Connecting the right professionals
Licensed MM2H agents, conveyancing lawyers and bankers who deal with foreign buyers regularly — I introduce you, they handle their own scope.
